The massing study addresses the conversion of an existing five-storey office building in Prague–Libeň and its extension with a new wing, resulting in an L-shaped residential block. The aim of the proposal is to create a fully functional apartment building that completes the emerging urban block and utilizes the site’s potential, designated in the zoning plan for general residential use.
The plot forms the south-western corner of the block. To the north, it borders Pod Korábem Park, while a railway line runs along the southern edge. The location benefits from comprehensive amenities and excellent transport accessibility — the Palmovka metro station is 800 meters away, and a new railway stop is planned in the future. The upper floors of the original building offer panoramic views toward Žižkov, while the newly added wing provides eastern views extending toward Hradčany.
For economic reasons, the existing structural system will be preserved. The new western wing respects the height and proportions of the original volume. Both parts are complemented by a setback top floor accommodating duplex apartments with terraces. The corner of the building is emphasized by a single-storey vertical accent designed for a large apartment with expansive views.
The layout follows a double-loaded corridor scheme with an external gallery that also functions as a semi-private space, allowing for storage and sheltered seating. The ground floor accommodates parking, technical facilities, and smaller commercial units. Apartments on the upper floors are predominantly compact, while the top level offers larger duplex units.
The façades are articulated in light grey tones and white plaster, with the street-facing southern façade accented by brick slips referencing the character of neighboring buildings. The courtyard will serve as a shared garden, complemented by a single-storey technical structure.
