Adaptation of Water Reservoir No. 1 into a Spa and Hotel
The proposal builds upon an original hotel design from the 1990s, for which valid zoning and building permits already exist. The mass is simplified by removing the tower, and by elevating the guest room floors, space is created for an open lobby and restaurant. This gesture allows the historic water reservoir to emerge as the main architectural protagonist of the entire complex. The side façades are complemented by formal canopy structures that refine the proportions of the new volume and strengthen its relationship to the existing waterworks building.
The entire prism of the extension is wrapped in a translucent envelope. This layer filters daylight, creates shadow play, provides privacy for guests, and visually lightens the building’s mass. The structure appears to hover above the waterworks — like a cloud of steam that subtly transforms as guests adjust the exterior curtains of their rooms.
The greenery of the original waterworks embankment is integrated into the design and extends into the rooftop landscape, where it conceals technical facilities. The underground part of the historic structure is sensitively restored and adapted into a public wine bar and hotel spa, connected to the hotel by newly inserted vertical circulation cores.
The extension comprises three above-ground floors. The first level features a transparent, open lobby with reception and restaurant, slightly recessed beneath the floating volume of the guest rooms. The second and third floors contain hotel rooms oriented toward the tree canopy, screened by exterior curtains. The roof accommodates a unique fitness area and a sky bar offering panoramic views.
